Roof area measuredLength × width per section; note parapets and irregular bays. Membrane system identifiedTPO, EPDM, modified bitumen, metal or built-up; note thickness. Tear-off layers confirmedCount existing layers; note any asbestos or disposal constraints. Penetrations countedPipes, curbs, drains, vents and skylights; flashings needing replacement. Deck and insulation verifiedSoft spots, moisture, R-value and cover board requirements. Wage basis confirmedPrevailing wage applies when the owner or funding requires it.
